Kohn Architects have recently completed the design of the Robert Watson Lofts at 363 Sorauren Avenue in Toronto.

The project consists of the adaptive re-use of an existing early twentieth century industrial building and a new quasi-industrial structure to create 132 new live-work residential units surrounding an urban oasis garden in the west end of downtown Toronto.

A variety of unit sizes are provided, varying from approximately 550 – 15000 sq. ft. in a variety of configurations which take advantage of the variations in floor to floor height and the inherent features of the existing heavy timber framed structure; the new building is a six storey, concrete framed structure; the floor level of the second floor matches that of the existing building, clad in brick to harmonize with the existing building. All units on the ground floor have either a mezzanine or full second floor level to take full advantage of the 18’-0” ceiling height, and the majority are provided with walk-out private gardens; the top floor penthouses all have large walk-out decks, and have been designed to maximize views to the downtown core. The two buildings are linked by a one storey building which is intended to house a gallery, workshops, and other common amenity areas opening into the central gardens through the fully glazed south elevation; a “green roof” garden on the second level provides a more intimate, contemplative exterior space for the exclusive use of residents.
